Если говорить о государствах, имеющих программы «Золотых виз», то, например, в Греции банки выдают займы на покупку жилья только если у заемщика уже есть собственная греческая недвижимость, которая выступит залогом кредитования. При этом дополнительно учитывается и годовой доход заемщика. В Португалии размер ипотеки не должен превышать 40% от цены приобретаемой недвижимости. В Испании при использовании ипотеки для покупки недвижимости, кредит должен быть выдан за пределами страны. Проценты под ипотеку в банках этих стран ниже, чем в Украине. Например, в Португалии маржа составит от 1,7 до 2,5%. Гарантией ипотеки обычно становится объект покупки. Кроме того, практически везде для получения займа необходимо показать уровень своих доходов. Факт приобретения недвижимости в европейской стране не является основанием для получения ВНЖ. Исключением является покупка недвижимости в рамках участия в специальных программах «Golden Visa».
